WsuLiving provides off-campus student housing in Westfield, Massachusetts, for students attending Westfield State University. WsuLiving is an independent housing provider and is not affiliated with Westfield State University.
When should students begin looking for and sign a Westfield State off-campus housing lease?
September is the best time to begin looking for housing for the following academic year. Students should sign as soon as their group selects a house because the largest selection is available early in the leasing season.
By November, nearly all WsuLiving houses for the upcoming academic year are typically leased. Occasionally, one or two houses remain available into the following calendar year, but choices are limited.
Which WsuLiving houses are currently available, and what student group sizes can they accommodate?
WsuLiving offers 15 off-campus student houses and units with 2–9 bedrooms. Availability changes throughout the leasing season. Check our current houses and availability for available properties, group sizes and move-in dates.
How much does WsuLiving cost per student per month and for the complete lease?
WsuLiving rent ranges from $6,720 to $8,100 per student for the complete lease. Rent is divided into 12 monthly payments of approximately $560–$675 per student.
What utilities and services are included in WsuLiving rent, and what additional expenses should students expect?
Rent includes heat, electricity, hot water, water and sewer, trash removal and high-speed fiber internet. Every house also has free washers and dryers, and WsuLiving takes care of lawn maintenance.
Tenants are responsible for normal snow removal. During major snowstorms, WsuLiving tries to provide additional assistance when possible, but tenants should remain prepared to handle snow removal.
Students must obtain renters insurance, which costs approximately $150 per year depending on the provider and coverage selected. Houses are rented unfurnished, and students are responsible for food and personal expenses.
WsuLiving does not charge application or administrative fees.
Does a student group rent the entire house, and does each student pay their own portion of the rent?
Yes. WsuLiving rents the entire house or unit to a student group rather than renting individual rooms to unrelated students. Each student pays their portion of the rent directly to WsuLiving, making payments easier for the group.
How long is a WsuLiving lease, and can students remain in the house during university breaks and summer?
A typical WsuLiving lease begins June 1 and continues until the middle of May, covering approximately 11½ months. Rent is divided into 12 monthly payments.
Students may remain in their house during university breaks and throughout the dates covered by the lease. Exact move-in and move-out dates are stated in each lease.
Is WsuLiving less expensive than living on campus at Westfield State University?
On housing alone, WsuLiving costs less than Westfield State University’s published 2026–2027 residence-hall rates. WsuLiving rent ranges from $6,720 to $8,100 per student, compared with Westfield State housing rates ranging from $9,300 for a standard shared room to $11,300 for a super single.
Students should compare all required expenses. Westfield State residents must also purchase a required meal plan, while WsuLiving students purchase and prepare their own food. Renters insurance and certain city parking permits are additional WsuLiving expenses.

How far are WsuLiving houses from Westfield State University, and can students get to campus without a car?
Most WsuLiving houses are near downtown Westfield and approximately 2.9 miles from Westfield State University. This is generally about a seven-minute drive or a 13-minute bike ride, depending on the property, route, traffic and weather.
Many WsuLiving houses are within approximately a one-minute walk of downtown Westfield. The PVTA Route R10 provides service between Westfield Center and Westfield State University, with bus access near many WsuLiving properties.

What parking, private-bedroom, furnishing and laundry arrangements are provided at WsuLiving houses?
Each student has a private bedroom, and many WsuLiving bedrooms are especially large. Houses are rented unfurnished so students can furnish and personalize their own rooms. Every property has free washers and dryers.
Parking is free at most WsuLiving houses. Students living at 51 School Street, 55 School Street and 44 Church Street must purchase a parking permit from the City of Westfield. Property-specific parking information is provided on each house page.
What applications, payments, co-signers, deposits and insurance are required to secure a WsuLiving house?
The WsuLiving application is simple and can be completed online using a phone. Rent payments can also be made electronically from a phone.
A qualified co-signer is required. Last month’s rent is due when the lease is signed, first month’s rent is due in May, and the security deposit must be paid before the June 1 move-in date.
Renters insurance is required before moving in and costs approximately $150 per year, depending on the provider and coverage selected. WsuLiving does not charge application or administrative fees.
